
Getting started with LAANDX
Set up one property first, check its records, then expand your portfolio.
- Properties: add the address, choose Monthly, Weekly, or Both (per unit), then review every unit and its rent amount before selecting Create Property. Changing a property default does not change existing units or leases.
- Tenants: add contact details and a unit assignment. Intake creates a draft lease, not an active tenancy.
- Leases: review dates, rent frequency, rent amount, deposit and due-day terms. Weekly rent requires a payment weekday; amounts are never automatically converted between weekly and monthly. The dates determine the displayed lease status and occupancy. Enter only the terms you have agreed.
- Receivables: preview monthly and weekly rent charges for the selected month, then explicitly post them. Charges use full-period amounts; review and enter any agreed partial-period adjustment manually before posting. Existing and overlapping rent periods are skipped. Record payments only after you have received them; LAANDX does not collect tenant money through these bookkeeping controls.
- Documents and maintenance: attach records to the relevant property, tenant or lease. Supply reviewed lease wording for generated documents.
- Reports: select the property and dates, review the rows, then export. Monthly and Weekly Contract Rent are separate current snapshots; Rent Billed is based on posted charges. Weekly rent is not silently added to monthly totals.
Billing and messaging
Plans & Billing manages your LAANDX subscription, not tenant rent collection. Your workspace access follows the current subscription policy.
Messages can be prepared for internal review. Real SMS/email delivery is not active until LAANDX has configured and verified the provider and approved consent requirements. Saving sender details alone does not enable delivery. Never send passwords, provider tokens, payment details or sensitive tenant documents through a support request.
